TERMS & CONDITIONS.

These Terms and Conditions govern your reservation and stay at TheRumahPink ('the Property', 'we', 'our', or 'us'), located at No. 84, Jalan PUJ 7/14, Taman Puncak Jalil, 43300 Seri Kembangan, Selangor, Malaysia.

By submitting a booking request, confirming reservation details via WhatsApp or email, and making payment or deposit, the primary guest ('Lead Guest') agrees on behalf of all party members to comply with these terms in full.

The Property is rented exclusively as a private, self-catering residential homestay. Subletting, third-party reselling, or unauthorized re-licensing of the premises is strictly prohibited.

Reservation Process: Booking inquiries made on this website are non-binding requests. Your stay is formally confirmed once available dates are verified by the host, and the required deposit or rental payment has been acknowledged via official WhatsApp or bank transfer.

Security Deposit: A refundable security deposit of RM 200 to RM 300 (depending on stay duration and group size) may be required upon or before check-in.

Deposit Refund: The security deposit will be inspected and refunded via bank transfer within 24 hours after check-out, provided no damage, missing property, heavy violation of house rules, or excessive untidiness has occurred.

Standard Check-In Time: From 3:00 PM onwards on the scheduled arrival date.

Standard Check-Out Time: By 12:00 PM (noon) on the departure date.

Self Check-In: We utilize a secure keyless lockbox system at the front door. Access codes and check-in instructions are delivered via WhatsApp on the day of arrival.

Early Check-In / Late Check-Out: Subject to advance host approval and scheduling availability. Unauthorized late check-outs exceeding 1:00 PM may incur a late departure fee of RM 50 per hour.

Standard Overnight Capacity: The house features 5 air-conditioned bedrooms configured to comfortably accommodate up to 12 overnight guests across 1 King Bed, 3 Queen Beds, and 2 Super Single Beds.

Accurate Headcount: The Lead Guest must disclose the total number of adults and children staying at the Property.

Events, Gatherings & Daytime Visitors: While intimate family celebrations, engagement photo shoots, or birthday gatherings are welcomed, they must be declared and agreed with the host prior to booking. Large unauthorized commercial parties or functions exceeding agreed headcounts are not permitted.

No Indoor Smoking / Vaping: Strictly no smoking, vaping, or shisha inside the house. Designated outdoor smoking areas are available on the ground-floor front car porch and upper rooftop terrace with appropriate ashtray disposal.

Quiet Hours (11:00 PM – 7:00 AM): The Property is situated within a peaceful residential neighbourhood. Guests must keep noise, music, karaoke, and outdoor rooftop activities to a respectful level at all times, with strictly reduced sound during quiet hours.

Shoe Policy: For hygiene and cleanliness, outdoor footwear must be removed at the front foyer entrance. Complimentary indoor house slippers are provided.

Gate Security: The front black sliding auto gate must be closed and secured whenever guests leave the house and prior to retiring for the night.

Private Gated Parking: Up to 2 cars can be securely parked inside the sheltered private car porch within the gated compound.

Street Parking: Additional vehicles may be parked neatly outside along the road perimeter without obstructing neighbouring house gates, driveways, or fire hydrants.

Vehicle Security: Guests park at their own risk. The host is not responsible for any damage, loss, or theft of vehicles or personal belongings left in parked vehicles.

Kitchen Use: Guests are welcome to utilize the induction cooker, microwave, electric kettle, refrigerator, freezer, cookware, and dinnerware for light to medium home cooking. Please wash, dry, and return all utensils and cookware after use.

Rooftop BBQ Smoker Grill: Guests must supervise open grills and fire coals at all times. Fire and ashes must be completely extinguished before leaving the rooftop area.

Entertainment & Smart TV: Streaming services (e.g. Netflix, YouTube) and the karaoke speaker sound system are provided for guests' enjoyment. Please handle all electronic remotes and microphones with care.

Energy Conservation: Please switch off air conditioners, water heaters, and lights when leaving bedrooms or stepping out for the day.

Cancellations 14 Days or More Prior to Check-In: Eligible for a full 100% refund of the deposit/rental paid, or a 1-time free date postponement (valid for 6 months).

Cancellations 7 to 13 Days Prior to Check-In: Eligible for a 50% refund or free date postponement (subject to date availability).

Cancellations Less Than 7 Days Prior to Check-In: Non-refundable due to blocked calendar schedule, unless otherwise agreed by the host on exceptional compassionate grounds.

Child & Guest Safety: Children must be supervised by adults at all times, particularly around stairs, balconies, and the upper rooftop terrace balustrade.

Personal Belongings: Guests are solely responsible for securing their personal valuables, electronic gadgets, and luggage. The Property and host accept no liability for loss, theft, or damage to personal items.

Property Damages: Guests are financially responsible for any intentional, negligent, or accidental damage to the premises, furniture, smart electronics, or fittings caused during their stay.

Governing Law: These terms are governed by and construed in accordance with the laws of Malaysia.
